Everything in the new futuristic apartment complex designed by renowned architect Zaha Hadid will be top-of-the-line.

Set to open by 2017, it will border Manhattan's aerial park, the High Line, and units will sell for up to $50 million.

The building will predictably come with a long list of extravagances, including a private IMAX theater, a 75-foot-long pool, a sculptural garden, and an automated garage.

All of this sounds pretty cool, but when I recently toured one of the model apartments, I felt most mesmerized by ... the bathroom.

IMG_6491.JPGThe marble bathroom seems fairly normal at first. Next to the tub, there are two glass-encased rooms, one for the toilet and one for the rainfall shower.

But when you flip the switch on the wall, the smart glass walls instantly frost over.

During my tour, the guide mentioned she always points out the smart glass to potential buyers, because it undoubtedly "wows them." And it makes sense.

It's an amenity that more luxury developers are adding to their high-rises, especially in major cities like New York, The Guardian reports. For example, three bathrooms in each of these $24.7 million apartment units overlooking Central Park are outfitted with smart glass.

Beyond bathrooms, smart glass technology can save residents big bucks in energy costs.

View Dynamic Glass, a start-up that recently raised $150 million, designed a smart glass for windows that automatically adjusts the tint depending on the amount of sunlight. Whether the windows are automatic or controlled by a switch, smart glass nixes the need for blinds.

Plus, when it surrounds the toilet, the lazy don't even have to shut the bathroom door.
